Basic Function
Under the direction of the Director of Facilities, plans, coordinates, and supervises the daily activities and special projects of the carpentry, plumbing, automotive and general repair and maintenance of University facilities and equipment; inspects facilities, coordinates and prioritizes work projects; and trains, supervises and evaluates the work of assigned personnel.
Representative Duties
• Plans, coordinates, and supervises the daily activities and special projects of the carpentry, plumbing, automotive and general repair and maintenance of University facilities and equipment; inspects facilities, coordinates and prioritizes work projects.
• Plans, schedules and organizes the completion of work orders and projects to include the following duties: reviews or prepares, approves, prioritizes, records, assigns and distributes work orders; determines feasibility of request; estimates needed labor, time and materials; follows up on work order backlogs; assures effective work flow and facilitates operations.
• Makes periodic and final inspections of work performed by staff and contractors to ensure University and governmental safety, structural and code requirement are up to standard.
• Trains and evaluates the work of assigned personnel; participates in the selection of new personnel as assigned; recommends salary increases and participates in disciplinary action as needed.
• Prepares, reads and interprets building plans, blueprints and specifications and assures conformance with building and safety codes, regulations and requirements.
• Determines inventory or needed equipment, materials and supplies for the department maintenance operations; approves material requisitions for a wide variety of supplies, maintenance tools and equipment; assists the Director in the development of the preliminary maintenance division budget.
• Communicates with vendors, contractors, engineers and State and County inspectors regarding maintenance requisitions for a wide variety of supplies, maintenance tools and equipment; gathers price and product information from vendors.
• Compiles information and prepares and maintains a variety of records and reports including preventive maintenance, inventory and stock control records and billings.
• Conducts safety training for all maintenance in accordance with University policy.
• Assists in the preparation and monitoring of the budget.
• Participates in various maintenance activities and special projects as necessary.
• Conducts meetings and provide information and counseling to staff as needed.
• Maintains facilities work order records and files.
• Performs related duties as assigned.
Knowledge Of
• Methods, materials and equipment used in the building and vehicle maintenance trades including plumbing, carpentry, painting and vehicle maintenance.
• Building construction practices and laws governing the construction, maintenance and repair of schools and public buildings.
• Principles and practices of supervision and training.
• University organization, operations, policies and objectives.
• Oral and written communication skills.
• Interpersonal skills using tact, patience and courtesy.
• Terminology used in the construction trades.
• General Safety orders, OSHA standards and a variety of building and safety codes.
• Laws and regulations pertaining to hazardous materials.
Ability To
• Plan, coordinate and supervise the University’s building maintenance.
• Plan, organize, schedule, assign and review maintenance work and projects.
• Train, supervise and evaluate personnel.
• Operate various hand tools, equipment and vehicles used in maintenance.
• Operate office equipment such as computer terminal, printer, calculator and copier.
• Establish and maintain effective working relationships with others.
• Plan and organize work.
• Work confidentially with discretion.
• Communicate effectively both orally and in writing.
• Read blueprints and building plans.
• Establish and maintain effective working relationships with others.
Education and Experience
EDUCATION AND EXPERIENCE:
Any combination equivalent to: graduation from high school and five years of journey-level experience in one or more of the building maintenance or mechanical trades.

Preferred Qualifications: Completion of a technical school or Associate's Degree related to building maintenance or mechanical trades and experience in leading or supervising staff in building maintenance or mechanical trades is preferred.

LICENSES/CERTIFICATIONS/OTHER REQUIREMENTS:
• Valid California Driver’s License.
• Must be able to respond to emergency calls.

HAZARDS:
Occasional exposure to chemicals, solvents, paint, dust, grease/oil, fumes, electrical and mechanical hazards, vehicular traffic, vibration, moving mechanical parts, airborne particles or blood borne pathogens, asbestos or PCB's.
